調子に乗ってみましたGadgets出店☆

最近追加されたSIMで、地図の検索ならココがよく出てくるのではないかと
借りてみました。
費用は。。。３箇所分ぐらいです。

全く、無茶してますけどやってみようと手持ちのLINDEN$を投入。
（XstreetのATMでお金下ろさなきゃって感じです）

ショップ自体を本店のLMを埋め込みました（爆
CAFEバーを設置して、商品の説明を会話しながら出来るようにしました。
（本店は、ゆっくりできるとこがなくて、低プリム化計画中ですけど）
高いレンタル料金ですけど、効果に期待しますね。
これで、Apez進出の野望は、終わりましたｗｗ

All the advantages of ownership, NO need to be a Premium Resident to own land here! The regions here have meaningful and easy to remember names for each region. Covenants on this estate allows for a navigable and organized layout.

AVAILABLE LAND:
You can view available land within a region by checking the rental panels in the center area of each region:

Color Codes are as follows:
Green: Available
Red: Occupied
Blue: Not Available

LEASE RATE:
L$1.50 Per Prim. Your lease payment is for the use of the plot with the pre-assigned prims, regardless if you use all of your prims. (examples below)

Example #1: a 2432sqm - 556 prim plot is L$834 weekly
Example #2: a 6080sqm - 1391 prim plot is L$2086 weekly

SUBLEASING:
Subleasing is not allowed unless authorized. If you Sublease from one who leases from Something Estates, we are not responsible for your transactions.

NO ADULT CONTENT:
Because these regions are Mature, they must not contain content that is restricted to Adult regions by Linden Lab policies.

GENERAL RULES:
Land is labeled COMMERCIAL or RESIDENTIAL. Residential is not allowed on Commercial land, UNLESS authorized PRIOR to the build. Commercial use is authorized throughout the 19 themed regions.

REGION LAYOUT:
The middle of each region, named TeleHub, is public land and is the default TP point for those typing in the region name. The roads are also public and can be used to navigate throughout the regions or rez vehicles.

ADDITIONAL PRIMS:
If you are leasing extra prims for your land, the prim land should not be used for building. Do not remove existing structures. Please consult with Something Estates Management if you need to move a light pole.

LEASE LENGTHS:
All lease fees due must be paid -PRIOR- to expiration, or management reserves the right to allow another merchant or resident to use the plot. YOUR LAND RESERVATION ENDS THE MOMENT YOUR LEASE EXPIRES. Please be sure all leases are paid well ahead of time if you are planning an extended leave or vacation from Second Life. Minimum 2 weeks, Maximum 8 weeks. If your lease expires, pay the rental box immediately to renew your lease.

REFUNDS:
None. If you clicked the covenant to purchase the land, you have agreed to Something Estates Management terms of service.

LEASE EXPIRED?:
You are responsible for any unpaid time. If you are not renewing, we ask that you clear and abandon the parcel to indicate we are able to set it up for a new tenant.

NOTE: Existing Customers, if your lease expires prior to payment, all discounts will be forfeited and the new Something Estates lease rate will apply.

GROUPS:
Not required, although you may want to use your group for your land. Be sure to BUY FOR GROUP with the proper group tag activated.

SPECIFIC RESIDENTIAL RULES:
1. NO Skyboxes allowed below 400 meters. Skyboxes must be above the clouds.
2. NO Ban Lines at any time.
3. NO Sub-leasing of residential land.

COMMERCIAL RULES:
1. No Commercial Sub-leasing, unless where previously authorized.
2. ABSOLUTELY NO MALLS (no commercial sub-leasing), unless authorized PRIOR to leasing.
3. Signs above your business must be attached to the main build.
4. Do not use our regions to draw traffic to another region. All direct teleports will be returned and your lease will be void.
5. Sales of merchandise in this estate should be by merchandise creator or authorized reseller (no secondhand or yard sales), and all merchandise should respect copyrights and trademarks. The type of merchandise sold should be generally consistent with the name of the region (naturally, SHOPPING sim could be suitable for general merchandise, or jewelry could be sold on JEWELRY sim).
6. Due to abuses beyond explanation, ALL builds must be 2 meters from the road and all property boundaries surround the lot leased. Existing structures that do not comply with this rule will be at manager discretion.

Management reserves the right to ask for modification of any aspect of a setup or build if management views it negatively impacting the region, other tenants, or customers, or if altering the area would have a significant positive impact. Reasons could include perceived ugliness, inducing excessive lag, perceived neglect or abandonment or failure to actively sell, or any other reason. If the issue persists, this could result in a tenant being required to leave. You are protected to the extent that no one would want to rent from an estate owner if this power was exercised excessively or arbitrarily. It's best to see this clause as protecting you from fellow tenants doing something silly rather than as a restriction on yourself.

TAXA DE ARRENDAMENTO:

L$1.50 Por Prim. O seu pagamento de arrendamento é pelo uso da terra com os prims determinados, independente se você usa ou não todos os seus prims (exemplos abaixo)

SUB-ARRENDAMENTO:
Sub-arrendamento não é permitido ao menos que autorizado. Se você sub-arrendar de alguém que arrenda dos Something Estates, nós não somos responsáveis por suas transações.

SEM CONTEÚDO ADULTO:
Devido a estas regiões serem Mature, elas não devem conter conteúdo que seja restrito à regiões Adultas conforme as políticas do Linden Lab.

REGRAS GERAIS:
Terrenos são classificados em COMERCIAL ou RESIDENCIAL. Residências não são permitidas em terrenos Comerciais, A NÃO SER SE autorizadas PREVIAMENTE à construção. O uso Comercial é autorizado pelas 19 regiões temáticas.

DISPOSIÇÃO DAS REGIÕES:
O meio de cada região, nomeado TeleHub, é terreno público e é o ponto padrão de TP para aqueles que digitam o nome da região. As ruas também são públicas e podem ser usadas para navegar através das regiões ou rez de veículos.

PRIMS ADICIONAIS:
Se você está arrendando prims extras para seu terreno, o terreno de prims não deve ser usado para construção. Não remova as estruturas existentes. Por favor consulte com a Administração dos Something Estates se você precisa mover um mastro de luz.

DURAÇÃO DO ARRENDAMENTO:
Todos os pagamentos de arrendamento devem ser pagos ANTERIORMENTE à data de expiração, ou a gerência se reserva o direito de permitir que outro comerciante ou residente use o terreno. SUA RESERVA DA TERRA ACABA NO MOMENTO EM QUE SEU ARRENDAMENTO ACABA. Por favor se certifique de que todos os pagamentos sejam feitos com bastante antecedência se você está planejando um prolongado afastamento ou férias do Second Life. Mínimo de 2 semanas, Máximo de 8 semanas. Se seu arrendamento expirar, pague a caixa de aluguel imediatamente para renovar seu contrato.

REEMBOLSO:
Nenhum. Se você clicou no Contrato para comprar o terreno, você concordou com os termos de serviço da Gerência dos Something Estates.

ARRENDAMENTO EXPIROU?:
Você é responsável por todo tempo não pago. Se você não está renovando, pedimos que você limpe e abandome o terreno para indicar que estamos disponíveis para colocar o terreno à disposição de novo contratante.

NOTA: Clientes Existentes, se o seu arrendamento expirar previamente ao pagamento, todos os discontos serão perdidos e a nova taxa de arrendamento dos Something Estates sera aplicada.

GRUPOS:
Não é requerido, apesar de que você possa querer usar seu próprio grupo para seu terreno. Tenha certeza de estar COMPRANDO PARA O GRUPO (BUY FOR GROUP) com a tag apropriada ativada.

REGRAS RESIDENCIAIS ESPECÍFICAS:
1. NENHUM Skybox permitido abaixo de 400 metros. Skyboxes precisam estar acima das núvens.
2. NENHUMA Linha de Ban a qualquer hora.
3. NENHUM Sub-arrendamento de terreno residencial.

REGRAS COMERCIAIS:
1. Nenhum sub-arrendamento Comercial, a não ser que previamente autorizado.
2. ABSOLUTAMENTE NENHUM SHOPPING (nenhum sub-arrendamento comercial), a não ser que PREVIAMENTE autorizado.
3. Letreiros acima do seu negócio devem ser ligados ao prédio principal.
4. Não utilize nossas regiões para atrair tráfego para outra região. Todos os teleportes direto serão retornados e o seu contrato estará vencido.
5. Vendas de mercadorias neste Estado devem ser pelo criador da mercadoria ou por revendedor autorizado (nenhum yardsale ou lojas de segunda mão), e toda mercadoria deve respeitar direitos autorais e de marca. O tipo de mercadoria vendida deve ser geralmente consistente com o nome da região (naturalmente, o sim SHOPPING deve servir para mercadorias diversas, ou jóias podem ser vendidas no sim JEWELRY).
6. Devido a abusos que não cabem aqui explicações, TODOS os prédios devem estar a 2 metros da estrada e de todo limite que cerca o terreno arrendado. Estruturas existentes que não se encaixam nesta regra estarão à discrição da gerência.

A Gerência se reserva o direito de pedir por modificação ou qualquer aspecto de uma disposição ou prédio se a gerência o ver impactando negativamente a região, outros inquilinos, clientes, ou se alterando a área teria um impacto positivo significativo. Razões podem incluir feiura perceptível, incluindo lag excessivo, negligência perceptível ou abandono ou falha em conseguir ativamente vender, ou qualquer outro motivo. Se o problema persistir, pode resultar no inquilino ser requerido a sair. Você está protegido ao máximo de que ninguém gostaria de alugar de um dono de estado se esse poder fosse exercido excessivamente ou arbitrariamente. É melhor ver esta cláusula como protegendo você de outros inquilinos fazendo algo tolo, do que uma restrição a si próprio.
